Should I use a Didsbury solicitor for my conveyancing?

There's no real need to use a solicitor located in Didsbury to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.

Why use a Didsbury Estate Agent?

There is a recent trend of Didsbury home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

Accompanied Viewings

Most estate agents in Didsbury may give the option to do accompanied viewings in preference to you showing viewers around your own property. They will big-up the property to those viewing it, underlining all of the most attractive features. Some viewers are more likely to tell an agent, than the home owner, what they dislike about a property. This means that if you use a Didsbury estate agent, you are likely to receive honest information on what details of your house need changine to get a fast sale, and at the best achievable price.

Because Didsbury agents have experience at marketing property

Didsbury estate agents are experts at marketing houses. Not everyone is born a sales person - and the work of getting a sale is often something an expert should do. Your property agent will know how to take flattering pictures of your property, how to write up a good description of it and the best locations to market those details to get the greatest amount of enquiries.

Missed Opportunities

You local Didsbury Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.

A good estate agent in Didsbury will be able to advise you on how to best present your property to potential purchasers.

Selling Tips

Molehills And Ants NestsMolehills And Ants Nests - If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to Didsbury property buyers.

Mirror MirrorMirror Mirror - Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.

Spend Up To 1%Spend Up To 1% - It is often advised that a seller should consider spending up to 1% of the sale value of the property on re-decoration, D.I.Y. and / or touching-up to achieve the best price. You should discuss this with a local Didsbury specialist adviser or Didsbury estate agent. A good Didsbury estate agent may be able to point you in the right direction.

Clean the loft - dump all the rubbish.Clear out the attic - remove all the clutter. - Some viewers will ask to take a peek in the loft space. If the loft is cluttered full of stuff that look likes it could well remain there then this may well be off-putting. Additionally, a nice empty loft will give the appearance that it could have the potential to be converted.

Food For Thought

When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your Didsbury solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the Didsbury Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
When should I instruct a solicitor?
Some Didsbury solicitors offer a "no sale, no fee" service so there is no risk in instructing such solicitors before you have agreed a sale or purchase. In fact, as a seller, it is better to start the process early so that paperwork etc can be prepared in readiness for a sale. As a buyer, you can also instruct a Didsbury "no sale, no fee" solicitor as there is no risk in doing so. In fact, when you make an offer on a property, your position looks stronger if you have a solicitor already in place.

Beaumont Legal

everyone was very helpful and very good at providing updates when they had them, however i did feel there could have been less of a focus on service level agreements and more of a focus on customer service. Client, M20. Rating: rating: 5 stars December, 2013

Bolton Jones and Co

Highly efficient and a very professional set up! I would recommend to anybody. Thanks again. Simon Hughes.. Client, M20. Rating: rating: 5 stars May, 2011

painless, which is not always the case!. Client, M20. Rating: rating: 5 stars January, 2011

Birchall Blackburn Law (BB Legal Ltd)

Given that very few of my friends would actually recommend their conveyancing solicitor, I was expecting the worst. However, Mark Thompson, who dealt with my case, was excellent. He was available, thorough, quick, well'informed and his communication was spot on. And all that for a very reasonable fee. Ive already recommended him to two friends.. Client, M20. Generally good service, most things seemed to be acted on in a timely manner. Could have done with more communication about where things were up to in the process ' only received one automated update by SMS/Email about the status of the transaction, but got the job done for a good price..
