Should I use a Doncaster solicitor for my conveyancing?
There's no real need to use a solicitor located in Doncaster to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.
Why use a Doncaster Estate Agent?
There is a recent trend of Doncaster home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Agent Accompanied Viewings
Many estate agents in Doncaster will offer to undertake accompanied viewings on your behalf. They will big-up the house to those viewing it, underlining all of the most attractive features. Some viewers are more prone to tell an estate agent, than the property owner, what they don’t like about a property. This means that if you employ the services of a Doncaster agent, you are likely to receive honest feedback on what aspects of your house need fixing to get a fast sale, and at the best achievable value.
Get The Best Price for your Property
Experienced Estate agents in Doncaster will have a thorough understanding of the Doncaster house market place, and will assist you with getting the best price for your house.
You local Doncaster Estate Agents will always be available, by telephone or email, to deal with enquiries about your property. If you try to DIY your house sale then you are likely to miss may opportunities because you are unlikely to be available to field enquiries.
The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

Clean your windows - You should be able to clean your ground-floor windows, frames and sills easily - and a professional window-cleaner won't be expensive to get the upper floor windows done too. To make the best possible impression get your windows cleaned to a shine. Make sure your window ledges are tidy and that curtains and blinds are neatly arranged. If you have net curtains, consider giving them a clean (or your actual curtains if they're looking grubby).
Open Some Windows - Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.
Clean your windows - If your windows or mirrors are looking grubby, consider mixing some white spirit vinegar with a little water and washing up liquid, popping the mixture in a spray-bottle and giving your windows and mirrors a clean. (use this cleaning tip at your own peril!). The washing liquid will act as a de-greaser and the vinegar will act as an anti-foamer / streaker. Grubby windows or mirrors will create a bad impression on Doncaster property buyers.
Mirror Mirror - Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.

Food For Thought
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your Doncaster solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the Doncaster Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
Not All Estate Agents Are Identical
Not all property agents are of the same quality. When you are choosing a Doncaster estate agency to help you sell your home it is well worth asking many queries. What will the charge be? Will they attend viewings? Are they friendly? What do their property hand-outs and window cards look like? What are the elective extras that you may have to pay for to benefit from? How frequently will your property be shown in your local property post? What is their property hunter's database shaping up like? Do they make you feel confident? These are queries well worth firing at your agent prior to employing them. Remember, you should be hunting for the most diverse collection of options for the best commission charge.
