Should I use a Doncaster solicitor for my conveyancing?
There's no real need to use a solicitor located in Doncaster to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.
Why use a Doncaster Estate Agent?
There is a recent trend of Doncaster home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
A good Doncaster estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your Doncaster property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or Doncaster property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
The Right Price
Of course, everyone wants to sell their Doncaster property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good Doncaster estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential Doncaster purchasers.
Achieve The Higher Price for your Home
Estate agents with experience in Doncaster will have a thorough understanding of the Doncaster house market place, and will help you with achieving the highest value for your property.
The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

Get Painting - Consider some fresh paint. There’s a good reason why new builds in Doncaster are usually presented in magnolia and white. The light colours make rooms look bigger and cleaner. White paint, in particular, makes kitchens and bathrooms look spick and span. Remember, that dark purple that you painted your bedroom in, that you absolutely love, may not be to Doncaster buyer’s liking!
Sort out your lighting. - A bad lighting scheme can very much undersell your Doncaster property. Consider sorting your lighting out. Consult a specialist if you need to. Dark rooms can look small and poky. Rooms that are too bright can look harsh and unwelcoming. Very bright light will show up all marks, dirt, stains and dust.
Neutralise Nasty Odours - If you're trying to sell your Doncaster property, then perhaps it's time to ask a good friend the question "does my house smell". If you live with unpleasant odours, then you may no longer notice them. Get the blunt opinion of a friend. If there's a problem, don't worry... there are plenty of products on the market to remove nasty smells, rather than cover them up.
Go Potty - It is said that first impressions last. If you property will allow for it, why not invest in some fragrant, colorful and attractive potted flowers or plants from a Doncaster garden center. These will help to make you property look cheerful and attractive on first impressions.

Food For Thought
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
Does my slicitor have to be based in Doncaster?
This is a very good question - and the simple answer is "Not at all". In out modern society almost all conveyancing solicitors are ready to handle conveyancing in any town in England or Wales. Invariably communication is satisfactorily achieved via post, telephone and email. By using an "Out of Town" conveyancing solicitor who specialises in the conveyancing process, you could well save very much money.
