Should I Employ A Web-Based Estate Agent?
Maybe you have noticed that there is an increasing number of "Internet" based estate-agents popping up. Simply put, these are agents that do not own a traditional high-street premises and preferentially use the WWW to market their property portfolio. These agents can frequently thoroughly under-cut high street agents. But there are a few very items of import to be wary of ... Do they place adverts in the local press? Do they upload your property onto Zoopla? Can they facilitate managed viewings? If these things are not important to you, then carry on and save yourself a load of cash!
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.

Chadwick Lawrence LLP

I decided to go with Chadwick Lawrence as they were reasonably priced, fixed rate quote and had very good feedback from previous clients (being able to view client feedback via the website was most useful as it is very up to date info) I instructed Chadwick Lawrence and was allocated Suzy Jarzyna as Joseph was on sick leave. Suzy and her assistant Julie was at all times very friendly and helpful during my transaction and answering all my questions that came up during the 19 weeks it took to purchase my property. Suzy was very organised and allthough i initiated most contact in the first half of the transaction...as it was painfully slow ' Suzy kept me up to date as to how things were progressing. Suzy was extremely efficient in responding to e'mails and phonecalls (within the hour most times), Unfortunately the incompetent solicitors that my vendor used did not help with being able to find out answers to queries in a timeous manner. Thank goodness i did not decide to go with the solicitors that the estate agent reccomended to me (which the seller did decide to go with) Suzy experienced as much frustration as me in getting answers from those above in the chain, and after some rather frantic running around in the chain, FINALLY we got there! just in time with not 1 day to spare! Allthough this was my first time purchase ' i would highly reccomend Suzy for your purchase as is very reliable and easy to contact and get on well with. I must say that allthough there was a online Case Progress Tracker i did not find this useful ' probably as the transaction was so slow, and the fast feedback that Suzy provided me was much more detailed than anything the tracker could of listed. .
