Why use a Durkar Estate Agent?
There is a recent trend of Durkar home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. Durkar applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good Durkar estate agent.
A good Durkar estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your Durkar property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or Durkar property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
In The Know
A good Durkar estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.
The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial queries you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

Weed the garden - One of the first things a potential buyer will see when they arrive at your property is the garden. If the garden is ragged then it will be a bad start, and make the wrong first impression. Pick up litter, cut the lawn and pull / kill any weeds that are growing in or around the path or patio areas. Consider hiring a pressure washer to clean up your path if it's looking really grubby.
Open Some Windows - Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.
Go Potty - It is said that first impressions last. If you property will allow for it, why not invest in some fragrant, colorful and attractive potted flowers or plants from a Durkar garden center. These will help to make you property look cheerful and attractive on first impressions.
Find a good conveyancing solicitor for Durkar conveyancing - If you're selling or buying property in Durkar then you're going to need a good solicitor to do your conveyancing. The solicitor doesn't need to be local to Durkar to do your conveyancing. In-fact, you'll get a much better deal by using a solicitor that is geared up to deal with large volumes, rather than using someone local. Durkar conveyancing doesn't need to cost the earth!

Food For Thought
Should I Employ A Web-Based Estate Agent?
Maybe you have noticed that there is an increasing number of "Internet" based estate-agents popping up. Simply put, these are agents that do not own a traditional high-street premises and preferentially use the WWW to market their property portfolio. These agents can frequently thoroughly under-cut high street agents. But there are a few very items of import to be wary of ... Do they place adverts in the local press? Do they upload your property onto Zoopla? Can they facilitate managed viewings? If these things are not important to you, then carry on and save yourself a load of cash!
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
