Why use a Hull Estate Agent?
There is a recent trend of Hull home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Most estate agents in Hull may give the option to do accompanied viewings in preference to you showing viewers around your own property. The agent will big-up your property to viewers, highlighting the best attributes. Most viewers are increasingly prone to tell an estate agent, than the property owner, what they find unattractive about a house. The result of this is that if you employ a Hull estate agent, you are likely to get honest information on what aspects of your house need fixing up to get a faster sale, at the best achievable price.
Get The Best Price for your Home
Experienced Estate agents in Hull understand the Hull property marketplace, and will assist you with achieving the highest sale value for your house.
A good Hull estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your Hull property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or Hull property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial queries you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

Clear the loft - dump all the junk. - Some buyers will ask to take a peek in your attic space. If the loft is full of junk that has the appearance that it could well not be removed then this will be very deterring. Additionally, a clear empty attic will look like it could have loft-conversion potential.
Become Energy Efficient - If you are marketing your home for sale then Hull buyers will be enquiring around for properties which are energy efficient, as these properties are likely to be cheaper to run, and easier to sell at a later date. A good Hull estate agency should be equipped to give you advice and direct you to the right resources for upgrading your property to be more energy efficient. It is a requirement that an energy assessment professional will come and assess your house for a current and future potential Energy Efficiency Rating and an current and potential Environmental (CO2) Impact Score. This certificate is needed prior to advertising your property.
Open Some Windows - Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.
De-Clutter - It’s your home in Hull, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a Hull hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.

Food For Thought
Property Portals, what is the fuss about?
It's been of great interest to see so many property portals emerge. The Internet is less than 30 years old, and websites listing properties from many different agents are even younger. A number of champions have surfaced from the multitude of websites that offer very similar services. Specifically: Rightmove and Zoopla. The chief reason for the popularity of these particular property websites is in the TV advertisements that they make investments in, allowing them to attract a massive audience in the UK. These portals are arguably the the consumer's choice because they are the sites who draw the most agents to advertise property with them - and consequently have the the greatest quantity of UK houses all in the same database. As for which one is the best? Well that is strictly your choice - the consumer. Each one has a differing look, a unique feel and differing functionality - but both basically achieve the same end result - allow you to find local dwellings matching your preferred options, and to look at the details, images and features of that house.
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This normally takes place around noon but could be as late as 5pm.
