There's no real need to use a solicitor located in Kington to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.

Why use a Kington Estate Agent?

There is a recent trend of Kington home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

Good Local Knowledge

An estate agent or letting agent in Kington is very likely to have good local knowledge, and thus be an effective marketer of your property.

Achieve The Higher Value for your Property

The Right Price

Of course, everyone wants to sell their Kington property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good Kington estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential Kington purchasers.

Selling Tips

Go PottyGo Potty - It is said that first impressions last. If you property will allow for it, why not invest in some fragrant, colorful and attractive potted flowers or plants from a Kington garden center. These will help to make you property look cheerful and attractive on first impressions.

Bully The Property AgencyPressurise The Property Agency - Do not depend on your agency to put the required effort into formulating the sales particulars and creating your window display details. Always scrutinise what they have created and don't be afraid to request that they work on changes to these materials if you decide that they have not tried their best. Look for bad spelling and errors of grammar. Make sure that all of the descriptions are correct.

Clean your windowsClean your windows - You should be able to clean your ground-floor windows, frames and sills easily - and a professional window-cleaner won't be expensive to get the upper floor windows done too. To make the best possible impression get your windows cleaned to a shine. Make sure your window ledges are tidy and that curtains and blinds are neatly arranged. If you have net curtains, consider giving them a clean (or your actual curtains if they're looking grubby).

Marketing Your Home Through an Estate AgentMarketing Your Home Through an Estate Agent - Even though you may have thought you'd selected the best estate agent in the town of Kington, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.

Food For Thought

Viewings Advice
It is important to know the extent of service an estate agent in Kington will provide to you in respect of viewings to suit your requirements and convenience.

Some estate agents in Kington do not include accompanied viewings in their service so it’s important to establish whether an estate agent will accompany all viewings and what arrangements they make for evenings and weekends.

Apart from the obvious security issues associated with an unaccompanied viewing, it is only when agents accompany buyers around a property that they can they probe, listen and understand what the buyer is really looking for. Estate agents who have developed a good understanding of their buyers’ preferences are less likely to direct unsuitable viewers to your property.
When should I book my removals?
Only make a firm booking when contracts have been exchanged. Only at this point will you be certain of the day of the move.

Customer Reviews & Comments

Birchall Blackburn Law (BB Legal Ltd)

We are very happy with Birchall Blackburn, all went smooth from the start to the end, many thanks Kathy and Steve. Client, BL5. Rating: rating: 5 stars October, 2013

Beaumont Legal

Emma Newby was the Solicitor in charge of our case and was absolutely fantastic from start to finish. The whole process went smoothly and quickly and any delays experienced were down to the sellers solicitor. The only one negative, much like other people have commented, is the online tracking isnt really updated as they go along. I found quite often that when I called them they had actually done far more work than the tracking suggested. Modest I guess!. Client, SL4. Rating: rating: 5 stars December, 2010

Chadwick Lawrence LLP

Nigel Broadhead Mynard

I was very happy with the outcome and really appreciative that you managed to get the completion date as quickly after exchange as possible. I thought Nick handled it very well when I thought the whole thing was going wrong so when emotions got the better of me he was still advising against and looking out for our interests which was really good and i am very grateful for. The only two negatives I have is that i think things were put on a back bunner and left till the last minute such as chasing a HIP report and answers on the blog page sometimes seemed very blunt and bordering on rude and often didnt really answer the questions asked, esspecially for first time buyers who are new to the whole process, but these were minor issues. Overall i was very happy with the service, the website is excellent so you can track things and speak to people and the response time is very good. I would certainly recomend you to my friends and family but more communication and explanation along the way would be great. Thanks very much Nick and your team..... Client, RG41.
