Why use a Knighton Estate Agent?
There is a recent trend of Knighton home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
A good Knighton estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your Knighton property needs as much exposure as possible, to maximise interest from potential buyers. Usually an agent will advertise your property on property portals, such as Rightmove, and in your local or Knighton property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
The Right Price
Of course, everyone wants to sell their Knighton property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good Knighton estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential Knighton purchasers.
The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.
In The Know
A good Knighton estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.

Pet Problems - If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen Knighton viewers. Consider calling in a local Knighton cleaning specialist to revive carpets.
Get Painting - Consider some fresh paint. There’s a good reason why new builds in Knighton are normally presented in magnolia and white. The light colours make rooms look larger and cleaner. White paint, in particular, makes kitchens and bathrooms look spick and span. Remember, that dark purple that you painted your bedroom in, that you completely love, may not be to Knighton buyer’s liking!
Apply Pressure To Your Property Agent - Don't depend on the estate agency to work too hard when drafting the marketing hand-out and populating the window promotion details. Always read very carefully what they've produced and don't be reluctant to request that they work on alterations to these materials if you think that they haven't been diligent enough. Look for bad spelling and grammar. Make Certain that all of the details are accurate.
Clean your windows - You should be able to clean your ground-floor windows, frames and sills easily - and a professional window-cleaner won't be expensive to get the upper floor windows done too. To make the best possible impression get your windows cleaned to a shine. Make sure your window ledges are tidy and that curtains and blinds are neatly arranged. If you have net curtains, consider giving them a clean (or your actual curtains if they're looking grubby).

Food For Thought
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
The Business Structure
Ask yourself if it could be wiser to choose an estate agent in Knighton who is owned and run by experts who are predominantly interested in the sale of your property rather than by those who are basically working as part of a cooperation expansion programme? Make sure that you are fully able to correspond at Director level within the firm should you want to.
