Why use a Knottingley Estate Agent?
There is a recent trend of Knottingley home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Years Of Experience
Years of experience in the Knottingley area will give your agent the edge when trying to find a buyer for your property. They will know the location of local amenities, the local schools, which areas are well thought of and the pricing and sales trends. They will also be able to advise you of the best price that can be achieved in the area if various improvements are made to a property, and how much to reduce by to get a fast sale.
Get The Best Price for your Home
Estate agents with experience in Knottingley will understand the Knottingley property market place, and will help you with getting the highest price for your home.
The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.
Knottingley Estate Agents Are Natural Sales People
It takes a special kind of person to be a good sales person. It requires charisma, a winsome manner, good character, and perhaps even attractive looks. These are simply attributes that many of us lack. Hopefully your local Knottingley estate agent will posses the criteria of a good sales man or woman, and win a sale faster for you and at a superior price than you could manage on your own!

De-Clutter - It’s your home in Knottingley, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a Knottingley hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Marketing Your Home Through an Estate Agent - Even though you may have thought you'd selected the best estate agent in the town of Knottingley, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.
Molehills And Ants Nests - If your garden suffers from Mole Hills or ants nests, then take appropriate action to eliminate these pests (humanely, of course). These garden pests could be off-putting to Knottingley property buyers.
Make some coffee - Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those Knottingley viewers!

Food For Thought
What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
When a price is agreed for a property, what happens next?
If you have not already done so, you should instruct a solicitor immediately. You should then give the contact details to your estate agent. The estate agent will then write to all interested parties to get the ball rolling.
