Should I use a Leicester solicitor for my conveyancing?
There's no real need to use a solicitor located in Leicester to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.
Why use a Leicester Estate Agent?
There is a recent trend of Leicester home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
The Right Price
Of course, everyone wants to sell their Leicester property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good Leicester estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential Leicester purchasers.
Good Local Knowledge
An estate agent or letting agent in Leicester is very likely to have good local knowledge, and thus be an effective marketer of your property.
Agent Accompanied Viewings
Many agents in Leicester will offer to undertake accompanied viewings on your behalf. The agent will big-up the house to viewers, underlining the best features. Most viewers are more prone to tell an agent, than the property owner, what they find unattractive about a house. The outcome is that if you employ the services of a Leicester agent, you are likely to get honest information on what aspects of your property need fixing to get a faster sale, at the highest achievable price.
The Right Value
A Leicester-based estate agent will know the sensible marketing value of a property such as yours, located in your area of Leicester.

Will selling a property in Leicester need a Leicester conveyancing solicitor? - Will selling a property in Leicester need Leicester conveyancing solicitor? This is an excellent question. Many people in Leicester may mistakenly think that they need a Leicester solicitor to do their conveyancing. The reality is this, that your conveyancing solicitor does not need to be local. Some Leicester solicitors choose only to deal with Leicester property transactions, or other properties very nearby. Other conveyancers will choose to handle transactions from all over the UK. Their quality of service will in no way be less than a local solicitor. It may well be better, as they specialize in conveyancing. It is also likely that their prices will be more competitive.
Gloss Work - Tired looking Gloss Work (such as doors, door frames and skirting boards) can make a property look shabby. Try to bring it all back to a shine with a damp cloth.
Sort out your lighting. - A bad lighting scheme can very much undersell your Leicester property. Consider sorting your lighting out. Consult a specialist if you need to. Dark rooms can look small and poky. Rooms that are too bright can look harsh and unwelcoming. Very bright light will show up all marks, dirt, stains and dust.
Make your home energy Efficient - If you're selling your home then Leicester buyers will be looking around for energy efficient homes, as these properties will be less expensive to keep, and easier to re-sell later on. A clever Leicester property agency will be able to advise you on this matter and direct you to the right resources for upgrading your home to be more energy efficient. It is a requirement that an energy efficiency assessment inspector will visit and assess your property for a current and potential Energy Efficiency Rating and an existing and potential Environmental (CO2) Impact Score. This certificate is needed before to advertising your property.

Food For Thought
What are searches?
As part of the process of purchasing your property, the solicitor you appoint will conduct searches on your behalf. (You must pay for these). The searches relate to the property you are buying - and check for various things. Is the current ownership of the property all in order? Is the seller in a legally sound position to do so? Is the environment OK (toxic ground, tree preservation orders, radon gas, flood-prone etc.). Is the land registered? What are the status of the mains water supply, drainage and sewerage? Are there mines or mining activity affecting the property? And so on. The purpose of the searches is to ensure that you are buying a property legally, and with no nasty surprises.
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your Leicester solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the Leicester Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
