Should I use a London solicitor for my conveyancing?
There's no real need to use a solicitor located in London to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.
Why use a London Estate Agent?
There is a recent trend of London home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Years Of Experience
Years of experience in the London area will give your agent the edge when trying to find a buyer for your property. They will know the location of local amenities, the local schools, which areas are well thought of and the pricing and sales trends. They will also be able to advise you of the best price that can be achieved in the area if various improvements are made to a property, and how much to reduce by to get a fast sale.
Get Good Advice
A London property agent will be able to answer any queries that you may have in relation to the purchase or selling process.
The Right Price
Of course, everyone wants to sell their London property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good London estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential London purchasers.
London Estate Agents Are Natural Sales People
It requires a particular personality to be a good sales person. It takes charisma, a winsome manner, good character, and in some cases the right looks. These are simply attributes that many of us find in short supply. If you're lucky your local London estate agent will be in possession the attributes of a good sales person, and close a sale for you faster and at a superior price than you could manage on your own!

Make some coffee - Most people love the smell of brewing coffee, even if they don't like to drink it. Consider putting on some fresh coffee just before a viewing, it's sure to create a welcoming odour for those London viewers!
Scrub Up - Don’t be frightened to get out your favourite cleaning products and really get stuck into those tired areas of your property. The ’nearly new’ look of kitchen units, appliances and bathroom furniture will really go down well with London buyers.
Renew Scruffy Flooring - Linoleum flooring in bathrooms and kitchens can often look very scruffy after years of use. It is inexpensive to replace. Consider renewing it if it looks worse for wear.
Do you have dirty carpets? - If you have dirty carpets in your London property then it could really put off potential buyers and reduce your selling price. It's well worth calling in a local carpet cleaning firm to give them a good cleaning. They usually come to your home with a van and very long hoses and thoroughly steam and/or water clean your carpets - giving them a new lease of life. The van usually houses a powerful vacuum for a very thorough clean.

Food For Thought
Legal Fee Variance - Why do charges vary so much from solicitor to solicitor?
Why is it that there is such a difference in legal fees when it comes to purchasing and selling property? It's a very good question, and I'm sure you're contemplating if it has something to do with the service you can expect? You'll be surprised, but the answer is for the most part NOT AT ALL. The rule is : you only get out what you put in. Not in this case. It really does depend on the size of the solicitor's operation. There are solicitors firms who only deal with property related business, and on a massive design. They are much experienced and can pass on considerable price benefits to their customers.
What are searches?
As part of the process of purchasing your property, the solicitor you appoint will conduct searches on your behalf. (You must pay for these). The searches relate to the property you are buying - and check for various things. Is the current ownership of the property all in order? Is the seller in a legally sound position to do so? Is the environment OK (toxic ground, tree preservation orders, radon gas, flood-prone etc.). Is the land registered? What are the status of the mains water supply, drainage and sewerage? Are there mines or mining activity affecting the property? And so on. The purpose of the searches is to ensure that you are buying a property legally, and with no nasty surprises.
