Quality Marketing

A good London estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your London property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or London property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.


Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. Do you have dirty carpets?Do you have dirty carpets? - If you have dirty carpets in your London property then it could really put off potential buyers and reduce your selling price. It's well worth calling in a local carpet cleaning firm to give them a good cleaning. They usually come to your home with a van and very long hoses and thoroughly steam and/or water clean your carpets - giving them a new lease of life. The van usually houses a powerful vacuum for a very thorough clean.

Be choosy about photographs.Be particular about photos. - Your estate agency (or you - should you elect to engage the sell your own property method) will need to create photographs of the interior and exterior of the house. This is a requirement to get it listed in an attention grabbing manner on the WWW, and in property brochures. Make sure every picture promotes the house or room to the best possible. Additionally, make sure that the aspect and lighting produces a cheerful and desirable image. Get shot of as much junk and clutter as you are able to before photographing a room or garden area - clutter will cause your property to look smaller and unattractive. Don't take images with parts of your hand, dogs or damage in them!

Weed the gardenWeed the garden - One of the first things a potential buyer will see when they arrive at your property is the garden. If the garden is unkempt then it will be a bad start, and make the wrong first impression. Pick up litter, cut the lawn and pull / kill any weeds that are growing in or around the path or patio areas. Consider hiring a pressure washer to clean up your path if it's looking really grubby.

Clean out the loft - remove all the rubbish.Clear out the attic - get rid of all the junk. - Some applicants will ask to take a look in the loft . If the loft is stuffed full of rubbish that look likes it may be left there then this may well be very off putting. Also, a attractive empty loft will give the appearance that it may have conversion potential.
