The van normally houses a powerful vacuum for a very thorough clean.
Marketing Your Home Through an Estate Agent - Even though you may have thought you'd selected the best estate agent in the town of London, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.
Do Simple Jobs - Are you trying to sell property in London? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? Also ensure that the angle and lighting creates a winsome and desirable image. Remove as much clutter as you can prior to taking pictures of a room or exterior aspect - excess ornamentation will make your rooms look smaller and messy. Avoid photos with your finger, cats or smoking paraphernalia in them!

What are searches?
As part of the process of purchasing your property, the solicitor you appoint will conduct searches on your behalf. (You must pay for these). The searches relate to the property you are buying - and check for various things. Is the current ownership of the property all in order? Is the seller in a legally sound position to do so? Is the environment OK (toxic ground, tree preservation orders, radon gas, flood-prone etc.). Is the land registered? What are the status of the mains water supply, drainage and sewerage? Are there mines or mining activity affecting the property? And so on. The purpose of the searches is to ensure that you are buying a property legally, and with no nasty surprises.
Smaller Fees and Bad Services V Increased Costs and Higher Quality
In order for low fee estate agents to be able to be competitive with larger agencies in the area of London, you should always make an effort to engage with a number of agencies from both camps to hear what services they offer. Allow the costlier estate agent have a chance of explaining the benefits of employing their services and experience in getting you a quick sale and the pest price; and for the less expensive agent to do likewise. Do not make your choice on price alone.
