Remove as much clutter as you can prior to taking pictures of a room or exterior aspect - excess ornamentation will make your rooms look smaller and messy. Avoid photos with your finger, cats or smoking paraphernalia in them!

What are searches?
As part of the process of purchasing your property, the solicitor you appoint will conduct searches on your behalf. (You must pay for these). The searches relate to the property you are buying - and check for various things. Is the current ownership of the property all in order? Is the seller in a legally sound position to do so? Is the environment OK (toxic ground, tree preservation orders, radon gas, flood-prone etc.). Is the land registered? What are the status of the mains water supply, drainage and sewerage? Are there mines or mining activity affecting the property? And so on. The purpose of the searches is to ensure that you are buying a property legally, and with no nasty surprises.
Smaller Fees and Bad Services V Increased Costs and Higher Quality
In order for low fee estate agents to be able to be competitive with larger agencies in the area of London, you should always make an effort to engage with a number of agencies from both camps to hear what services they offer. Allow the costlier estate agent have a chance of explaining the benefits of employing their services and experience in getting you a quick sale and the pest price; and for the less expensive agent to do likewise. Do not make your choice on price alone.
