Why use a London Estate Agent?
There is a recent trend of London home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
A good London estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your London property needs as much exposure as possible, to maximise interest from potential buyers. Typically an agent will advertise your property on property portals, such as Rightmove, and in your local or London property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. London applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good London estate agent.
In The Know
A good London estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.

Do you have dirty carpets? - If you have dirty carpets in your London property then it could really put off potential buyers and reduce your selling price. It's well worth calling in a local carpet cleaning firm to give them a good cleaning. They usually come to your home with a van and very long hoses and thoroughly steam and/or water clean your carpets - giving them a new lease of life. The van usually houses a powerful vacuum for a very thorough clean.
Be particular about photos. - Your estate agency (or you - should you elect to engage the sell your own property method) will need to create photographs of the interior and exterior of the house. This is a requirement to get it listed in an attention grabbing manner on the WWW, and in property brochures. Make sure every picture promotes the house or room to the best possible. Additionally, make sure that the aspect and lighting produces a cheerful and desirable image. Get shot of as much junk and clutter as you are able to before photographing a room or garden area - clutter will cause your property to look smaller and unattractive. Don't take images with parts of your hand, dogs or damage in them!
Weed the garden - One of the first things a potential buyer will see when they arrive at your property is the garden. If the garden is unkempt then it will be a bad start, and make the wrong first impression. Pick up litter, cut the lawn and pull / kill any weeds that are growing in or around the path or patio areas. Consider hiring a pressure washer to clean up your path if it's looking really grubby.
Clear out the attic - get rid of all the junk. - Some applicants will ask to take a look in the loft . If the loft is stuffed full of rubbish that look likes it may be left there then this may well be very off putting. Also, a attractive empty loft will give the appearance that it may have conversion potential.

Food For Thought
Choosing the Best London Estate Agent.
When you decide to put your house on the market, how should you choose the best agent? There is typically a wide choice of agents in the London area and that most appear to offer a similar range of estate agency services. There is, however, far more to the journey of selling your house than simply locating a purchaser for it. It is imperative that you make the choice of the best quality estate agent for yourself, your home and your circumstances. The best place to start is to find an estate agent who can clearly understand the stress that are present when selling your house; one that accepts that you are likely to want to sell your home with the least amount of bother and for the best possible figure achievable in the current market within a suitable time scale. It is not unheard of estate agents to make over-confident claims and broken promises and in light this behaviour we offer our suggestions to help you find the right London agent.
Too many agents only communicate favourable news, which is quite easy to do. A conscientious estate agent will make every effort at frequent correspondence with their sellers and will not be shy about informing you if anything needs to be done to improve your chances of realising an expedient sale of your property. Ensure that the estate agent you select to represent you in the London locality is an excellent communicator.
