Legal Fee Variance - Why do charges vary so much from solicitor to solicitor?
Why is it that there is such a difference in legal fees when it comes to purchasing and selling property? It's a very good question, and I'm sure you're contemplating if it has something to do with the service you can expect? You'll be surprised, but the answer is for the most part NOT AT ALL. The rule is : you only get out what you put in. Not in this case. It really does depend on the size of the solicitor's operation. There are solicitors firms who only deal with property related business, and on a massive design. They are much experienced and can pass on considerable price benefits to their customers.
What are searches?
As part of the process of purchasing your property, the solicitor you appoint will conduct searches on your behalf. (You must pay for these). The searches relate to the property you are buying - and check for various things. Is the current ownership of the property all in order? Is the seller in a legally sound position to do so? Is the environment OK (toxic ground, tree preservation orders, radon gas, flood-prone etc.). Is the land registered? What are the status of the mains water supply, drainage and sewerage? Are there mines or mining activity affecting the property? And so on. The purpose of the searches is to ensure that you are buying a property legally, and with no nasty surprises.
