Why use a London Estate Agent?

There is a recent trend of London home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

Years Of Experience

Years of experience in the London area will give your agent the edge when trying to find a buyer for your property. They will know the location of local amenities, the local schools, which areas are well thought of and the pricing and sales trends. They will also be able to advise you of the best price that can be achieved in the area if various improvements are made to a property, and how much to reduce by to get a fast sale.

Quality Marketing

A good London estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your London property needs as much exposure as possible, to maximise interest from potential buyers. Normally an agent will advertise your property on property portals, such as Rightmove, and in your local or London property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.

The Right Price

Of course, everyone wants to sell their London property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good London estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential London purchasers.

Well Connected

London estate agents have many local industry connections. They may be able to recommend a good local solicitor, mortgage broker, insurance broker or financial adviser in London.

Selling Tips

Pet ProblemsPet Problems - If you own pets, then consider re-housing them while your try to sell your home. At the very least, keep them out of sight during viewings, and make sure that you have removed as much trace of them as possible. Cat litter trays, bowls of pet food, pet hairs, stains on carpets and scratched up walls or furniture can be off-putting. There is also the issue of allergies to consider. Many people are allergic to pet hairs and dust. A home that sets off a reaction may put off otherwise keen London viewers. Consider calling in a local London cleaning specialist to revive carpets.

Modernise dated fittings.Modernise dated fittings. - It's arguable that some folk love "dated". The majority don't. If your house is looking more 80s than "now" you may want to consider zapping the worst offenders. Nasty wallpaper can be covered with a lick of paint, cupboard doors and tiles can also be painted over, and door handles are easily replaced. London property hunters will mainly prefer a "blank canvas" to a scheme that sticks out as being dated.

Do you have dirty carpets?Do you have dirty carpets? - If you have dirty carpets in your London property then it could really put off potential buyers and reduce your selling price. It's well worth calling in a local carpet cleaning firm to give them a good cleaning. They normally come to your home with a van and very long hoses and thoroughly steam and/or water clean your carpets - giving them a new lease of life. The van normally houses a powerful vacuum for a very thorough clean.

Clean your windowsClean your windows - You should be able to clean your ground-floor windows, frames and sills easily - and a professional window-cleaner won't be expensive to get the upper floor windows done too. To make the best possible impression get your windows cleaned to a shine. Make sure your window ledges are tidy and that curtains and blinds are neatly arranged. If you have net curtains, consider giving them a clean (or your actual curtains if they're looking grubby).

Food For Thought

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This typically takes place around noon but could be as late as 5pm.
Take A Good Look Around When Selecting Your Estate Agent And Solicitor
One aught always shop around when searching for a London property agency or lawyer to process your property transaction. The marvel of the Internet has made it possible to get a clear picture of the better deals up for grabs very quickly. Just spend 30 minutes to research prior to making your final choice. This could well be the best thirty minutes you ever spend... well maybe not , but worthwhile at the very least!

The John W Davies Partnership LLP

a fairly stress free and straight forward purchase. It took longer than expected but that was mainly due to the vendor. Could have been a bit more communicative to let us know why there were delays, we had to make th calls to find out why there were issues which made planning the move a bit protracted.Overall happy with the service.
