There's no real need to use a solicitor located in London to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.

Why use a London Estate Agent?

There is a recent trend of London home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

For Guidance

The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

The Right Price

Of course, everyone wants to sell their London property for the biggest price possible, but this is not always the best way to achieve a quick sale. A good London estate agent will be able to guide you towards a price that strikes the right balance between being attractive to both you and any potential London purchasers.

In The Know

A good London estate agent will already have a shortlist of potential buyers (applicants) on their books, who may immediately want to view your property. This could result in a quick sale.

Good Local Knowledge

An estate agent or letting agent in London is very likely to have good local knowledge, and thus be an effective marketer of your property.

Selling Tips

Do you have dirty carpets?Do you have dirty carpets? - If you have dirty carpets in your London property then it could really put off potential buyers and reduce your selling price. It's well worth calling in a local carpet cleaning firm to give them a good cleaning. They normally come to your home with a van and very long hoses and thoroughly steam and/or water clean your carpets - giving them a new lease of life. The van normally houses a powerful vacuum for a very thorough clean.

Marketing Your Home Through an Estate AgentMarketing Your Home Through an Estate Agent - Even though you may have thought you'd selected the best estate agent in the town of London, they may have become complacent by relying on their reputation. Always satisfy yourself that they are doing the best job for YOU. Never mind their other clients - it's your home that needs the effort behind it to market and sell it as effectively as possible.

Do Simple JobsDo Simple Jobs - Are you trying to sell property in London? If so, you may want to take a good, objective look around. How many small, simple jobs are there that you haven't bothered getting around to doing? The problem is that we become blind to the small flaws after a while (apart from the ones that annoy us), whereas an observant newcomer to your home will spot them straight away. We're talking about curling wall-paper, or borders just need sticking down; Marks on walls, that need wiping off; Dead flies or dust on a lamp-shade; Dirty windows; Old screw-holes in walls that need filling and touching up. Now is the time to put a day aside to do these little jobs, and help achieve the best price for you property.

Be fussy over photographs.Make a fuss over pictures. - Your property agency (or yourself - if you elect to use the sell your own property method) will be required to take photos of the interior and outside of your property. This is a must to have it marketed in a winsome way on the WWW, and in information brochures. Make sure that each and every picture promotes the house or room to the best possible. Also ensure that the angle and lighting creates a winsome and desirable image. Remove as much clutter as you can prior to taking pictures of a room or exterior aspect - excess ornamentation will make your rooms look smaller and messy. Avoid photos with your finger, cats or smoking paraphernalia in them!

Food For Thought

What are searches?
As part of the process of purchasing your property, the solicitor you appoint will conduct searches on your behalf. (You must pay for these). The searches relate to the property you are buying - and check for various things. Is the current ownership of the property all in order? Is the seller in a legally sound position to do so? Is the environment OK (toxic ground, tree preservation orders, radon gas, flood-prone etc.). Is the land registered? What are the status of the mains water supply, drainage and sewerage? Are there mines or mining activity affecting the property? And so on. The purpose of the searches is to ensure that you are buying a property legally, and with no nasty surprises.
Smaller Fees and Bad Services V Increased Costs and Higher Quality
In order for low fee estate agents to be able to be competitive with larger agencies in the area of London, you should always make an effort to engage with a number of agencies from both camps to hear what services they offer. Allow the costlier estate agent have a chance of explaining the benefits of employing their services and experience in getting you a quick sale and the pest price; and for the less expensive agent to do likewise. Do not make your choice on price alone.

The John W Davies Partnership LLP

a fairly stress free and straight forward purchase. It took longer than expected but that was mainly due to the vendor. Could have been a bit more communicative to let us know why there were delays, we had to make th calls to find out why there were issues which made planning the move a bit protracted.Overall happy with the service. Client, SW17. Rating: rating: 5 stars July, 2014
