Why use a London Estate Agent?

There is a recent trend of London home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

Presentation

A good estate agent in London will be able to advise you on how to best present your property to potential purchasers.

For Guidance

The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

Quality Marketing

A good London estate agent will be an expert at marketing your property. They will know how to advertise your property in all the right places. Ideally your London property needs as much exposure as possible, to maximise interest from potential buyers. Normally an agent will advertise your property on property portals, such as Rightmove, and in your local or London property post. Other forms of marketing include window cards, handouts, mail-shots and open-house days. Remember, the frequency and quality of the content of the advertising is just as important as where it appears.

Good Local Knowledge

An estate agent or letting agent in London is very likely to have good local knowledge, and thus be an effective marketer of your property.

Selling Tips

Bully The Estate AgencyApply Pressure To The Estate Agency - It is unwise to place too much reliance on your estate agent to put the required effort into drawing up the sales particulars and populating the window promotion poster. You should always scrutinise what they have produced and don't be reticent to request that they execute alterations to these items if you feel that they simply have not tried their best. Look for bad spelling and errors of grammar. Make sure that all of the particulars are correct.

Open Some WindowsOpen Some Windows - Consider opening some windows for a couple of hours before a viewing. If it's a hot stuffy day, the leave them open, if it's cold then close them. In either case, this should help to give the property a nice fresh feeling when sellers come to view.

Have Realistic Expectations About The MarketHave Realistic Expectations About The Current Market - Like the rest of the U.K., the housing market in London has been stronger. You must be sensible about the true market asking price of your property if you desire a quick sale. This might be hard work, especially so if you stretched too far on your mortgage when you purchased your property. Consider discussing your circumstances with your local Financial Adviser, and your agent to agree a realistic market value for your property.

Do you have dirty carpets?Do you have dirty carpets? - If you have dirty carpets in your London property then it could really put off potential buyers and reduce your selling price. It's well worth calling in a local carpet cleaning firm to give them a good cleaning. They typically come to your home with a van and very long hoses and thoroughly steam and/or water clean your carpets - giving them a new lease of life. The van typically houses a powerful vacuum for a very thorough clean.

Food For Thought

Agents Rates of Commission Disambiguated
Many property sellers are not aware of the differing rates of commission that London agents will charge to sell your property. It is a well established fact that not all London estate agencies charge the same rates of commission and there is a very good reason why - so don't make your decision on price alone. A number of London agents could quote standard rates but evaluating your property, could arrive at the conclusion that the property is more troublesome to sell than their usual properties because it is in a bad area or in a poor state of repair warranting more marketing costs and effort. on the other hand, other agents could quote a smaller than usual commission if they think that they can sell your property easily and quickly. A number of London agents may not suffer with the running costs of larger agencies who have invested heavily in high street offices, top-level staff training, sophisticated database software and professional marketing collateral and resources. That is not to say that low cost commission charges will deliver poor customer service and professional standards because one can sometimes experience inadequate service when dealing with bigger firms too. Cut price London estate agents typically need a higher turnover of stock to survive and are as a consequence less likely to show concern about securing the best value for their clients. The final total of the post-sale money in your pocket is clearly more important than the percentage fee your London estate agent has invoiced in commission fees.

The John W Davies Partnership LLP

a fairly stress free and straight forward purchase. It took longer than expected but that was mainly due to the vendor. Could have been a bit more communicative to let us know why there were delays, we had to make th calls to find out why there were issues which made planning the move a bit protracted.Overall happy with the service.
