Selling Tips

Renew Scruffy FlooringRenew Scruffy Flooring - Linoleum flooring in bathrooms and kitchens can often look very bedraggled after years of use. It is inexpensive to replace. Consider renewing it if it looks worse for wear.

Gloss WorkGloss Work - Tired looking Gloss Work (such as doors, door frames and skirting boards) can make a property look shabby. Try to bring it all back to a shine with a damp cloth.

Mirror MirrorMirror Mirror - Do you have a small room in your house? A carefully selected mirror can really help to improve the perception of the size of a room.

Apply Pressure To Your Estate AgencyKeep Pressurising The Property Agent - It is unwise to depend on your property agent to work too hard when drafting the sales particulars and populating your window display poster. Always scrutinise what they have created and do not be reticent to insist that they make changes to these materials if it is your determination that they simply have not put the required effort into this work. Check spelling and errors of grammar. Make Certain that all of the particulars are correct.

Food For Thought

What does "Completion" mean?
This is when the buyer becomes the legal owner of the property and can move in. As early as possible on the agreed day, the buyer's solicitor will send the balance of the purchase money to the seller's solicitor. The seller's solicitor will notify the estate agent and the seller when the transaction is complete. Only then should the keys be released to the purchaser. This usually takes place around noon but could be as late as 5pm.
The Great Importance of Local Knowledge
Purchasers nearly without variance desire to use locally based experts who they think of as 'In the know'. so select a well established and well thought of local estate agency in or near to Lower Gornal to market your property.

Despite the fact that the sale did not complete we were very happy with the service received from our solicitor. They were always available to speak on the phone and were quick at replying to e mails. They spoke plain English too which was appreciated. We would have no hesitation in using again. . Client, DY3. There was one issue that I was concerned with. My bill went up by £500 from the Quote. One of the charges was due to the mortgage company writing on the offer letter that solicitor charges would be £129. My solicitor said that it was something he had to charge me as Nationwide was telling him to do it. Nationwide said it was not an extra charge on what he was already charging me but was an indication of what I could be charged. I was already charged £295 from him. He would not budge on this. My mortgage advisor even said that Nat West put down 650. This would have meant he would have then charged me an extra 650. As a first time buyer with very limited funds I thought this was very mean, as the quote was meant to be "no hidden extras". He was very good in every other aspect and would recommend him but would warn them about this extra fee!. Client, DA8. Rating: rating: 5 stars August, 2010
