Should I use a Rushden solicitor for my conveyancing?

There's no real need to use a solicitor located in Rushden to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.

Why use a Rushden Estate Agent?

There is a recent trend of Rushden home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at, we still believe there is great value in using the services of a good local estate agent to market and sell your property.

Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.

Because we're all very proud of our houses

Those desiring to view your home can often be an unkind group, stalking all over the house like royalty, making rude opinions and pulling discontented facial expressions. Even the nicest houses are in for rough treatement, simply because the first's preference is another person's non-preference. For this reason it is perhaps best if you let a Rushden property agent take viewers about your property - and leave it to them to feed back to you any worthwhile feedback. No one enjoys having their home disrespected by strangers.

Years Of Experience

Years of experience in the Rushden area will give your agent the edge when trying to find a buyer for your property. They will know the location of local amenities, the local schools, which areas are well thought of and the pricing and sales trends. They will also be able to advise you of the best price that can be achieved in the area if various improvements are made to a property, and how much to reduce by to get a fast sale.

For Guidance

The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial queries you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.

Get The Best Value for your Property

Experienced Estate agents in Rushden will understand the Rushden house marketplace, and will help you with getting the higher selling price for your house.

Selling Tips

Weed the gardenWeed the garden - One of the first things a potential buyer will see when they arrive at your property is the garden. If the garden is bedraggled then it will be a bad start, and make the wrong first impression. Pick up litter, cut the lawn and pull / kill any weeds that are growing in or around the path or patio areas. Consider hiring a pressure washer to clean up your path if it's looking really grubby.

Repair / Paint FencesRepair / Paint Fences - If you're putting your Rushden property on the market, then you may want to consider getting your garden fences painted / repaired.

Privacy is an important issue for many house buyers, and a tidy, secure, well-maintained boundary with neighbouring properties will be a big plus, rather than "another job that will need doing".

In the same manner, ensure that hedges and trees are trimmed and tidy.

Be Realistic About Current Market ConditionsHave Realistic Expectations About Current Market Conditions - Like the rest of the United Kingdom, the property market in Rushden is on its knees. You must be realistic about the actual market asking price of your property if you are wanting a rapid sale. Finding a buyer could prove to be troublesome, especially if you stretched too far on your mortgage when you purchased your home. Consider having a chat about your situation with your Independent Financial Adviser, and with your agent to come to an agreement of a realistic market valuation for your property.

Make a fuss over photographs.Make a fuss over pictures. - Your property agency (or you - should you choose to use the FSBO model) will need to get photographs of both the interior and exterior of the property. This is a must to have it marketed in a winsome manner on the World Wide Web, and in sales particulars. Make sure every photograph shows off the house or living area to the best possible extent. Additionally, make sure that the angle and lighting produces a cheerful and attractive image. Get shot of as much clutter as you can prior to taking photos of a room or garden area - clutter will make your interior to appear smaller and unattractive. Do not use photos with your hand, cats or stains in them!

Food For Thought

Buy And Refurbish In A Risky Market
I wonder just how many folks got trapped badly in the dip in the marketplace, when they bought a home at what looked like a bargain value, spent considerable money improving it, in the empty chance of selling it on at a profit. Very many, I'm sure! The question is... is there nonetheless riches to be made? How can the chance be minimized? When you catch sight of a potential home, go bring back a Rushden property agent, or more than one, and pick up an expert opinion. How much is the property truly worth nowadays? What would its value be if it was made up to a pleasant condition? Find a builder who is familiar with subbing out the countless aspects of the renovation trade, and obtain a credible quotation for the renewal work. Now work out your likely revenue, and consider how severely the market would need to downward spiral to remove that revenue, and land you in debt. Now you will have a reasonable evaluation of the danger. Don't forget... it's easy to start going in excess of plan on the transformation. Make allowances for this! These are just a number of suggestions... not advice! Good luck!
Is Choosing An Estate Agent Just Like Making a Wager in A Horse Race?
A certain quality agent in Rushden has rumoured to have said that selecting the right estate agent is comparable to placing a bet on a particular horse - in their case, that agent being THE FAVOURITE. They were heard to state that trusting the winner could cost you more to have a stake in it but the chances of getting the result you want - A WIN, are far higher. do not neglect this advice if you are deciding how to choose an estate agent in Rushden.

Customer Reviews & Comments

Mackenzie Jones Solicitors Limited

Was very happy with the service received from Elisha and her team for our sale and are have now gone back to Macjones for our new purchase; always showed empathy, responded to emails and phone calls in good time and always kept us updated. . Client, E5 9. Rating: rating: 5 stars October, 2012

Beaumont Legal

My wife and I have now sold a house each and bought one together through Beaumont Legal. All transcations have occurred with negligible delay and minimal hassle so overall a very positive experience. A few areas for improvement... both of us failed the online identity check when selling ' I have excellent 3rd party evidence that nothing is wrong with my government listings so am suspicious of this extra check as nothing more than an additional fee ' so convinced in fact that when we bought the second time I refused the extra cost up front and sent ID proof immediately. Secondly the online web update is poor and often many days behind ' not really a problem as direct e'mails with conveyancers were always answered promptly but this is advertised as part of the process. To be honest it adds little value. Overall I was very happy with everything and have been recommending the service to everyone... well done. Roger and Jane.. Client, GU7. Birchall Blackburn Law (BB Legal Ltd)

Hayley carter was brill.... I really likes the text updates, she ws very easy to talk with and always knew who i was when. We rang. Very helpful and all round star!. Client, ME9. Rating: rating: 5 stars January, 2013

Beaumont Legal

You are incorrect in your statement that the conveyancing matter is no longer proceeding, in fact I have an email from Deborah Booth dated 24th January to confirm that our house will remain on their file, and that they are awaiting further instructions. It is just that it is taking longer than expected to achieve a sale. This is not uncommon in this area, and a lot of houses round here have been on sale for many years (literally ' one just down the road has been for sale longer than we have lived here ' about 4 years!). The market is completely and utterly dead at the moment, and we will probably have to wait until the current recession comes to an end before things pick up. But it will happen ' one day! And then hopefully Beaumont Legal will be acting for us. Regards, Bill Paul . Client, CA7. Rating: rating: 5 stars January, 2012
