Should I use a Sunderland solicitor for my conveyancing?
There's no real need to use a solicitor located in Sunderland to do your conveyancing. Your whole case can be managed efficiently by post, email and telephone.
Why use a Sunderland Estate Agent?
There is a recent trend of Sunderland home-owners trying to sell their own properties. Many websites now offer services to assist with this, but at AgentQuote.co.uk, we still believe there is great value in using the services of a good local estate agent to market and sell your property.
Here are some points to consider when deciding whether to find an estate agent to help you market and sell or let your property.
Seek Out Expert Advice
A Sunderland property agent will be able to answer any queries you might have about the purchase or selling processes.
The property buying and selling process is a complex one and can be very daunting, especially for first time sellers. Your estate agent will be able to guide you through the process of selling your home - and explain all of the steps. Some estate agents even have an Independent Financial Adviser in-branch who can help you with any financial questions you may have. They can also refer you to a solicitor - but we recommend getting a quote with us.
Although you may be confident that you're more than capable of managing the sale of your own property, the truth of the matter is that many of us have precious little spare time. Sunderland applicants will not appreciate having to arrange viewings around your schedule. In all likelihood you will achieve a faster sale if you use a good Sunderland estate agent.
Sunderland Estate Agents Are Natural Sales People
It requires a particular personality to be a good sales person. It takes character, charisma, a certain manner, and in some cases attractive looks. These are simply attributes that many of us find in short supply. Hopefully your local Sunderland estate agent will be in possession the attributes of a top sales man or woman, and close a sale faster for you and at a better price than you could manage on your own!

Pay For A Deep Clean - If a girl was going out on a important date, there's a reasonable chance she's either spend a lot of time at home getting ready, or even go to a Sunderland beauty salon. If you're trying to sell a Sunderland property then don't treat it any different! Consider getting in a deep-cleaning service. Prices, and level of service will vary, so look around! They will steam clean carpets, curtains and upholstery. They will get rid of all of the dirt that you may not even notice. Your oven will look like new! Hopefully the overall freshness and odour of your property will improve. This should really help with your sale!
Clean your windows - If your windows or mirrors are looking grubby, consider mixing some white spirit vinegar with a little water and washing up liquid, popping the mixture in a spray-bottle and giving your windows and mirrors a clean. (use this cleaning tip at your own peril!). The washing liquid will act as a de-greaser and the vinegar will act as an anti-foamer / streaker. Grubby windows or mirrors will create a bad impression on Sunderland property buyers.
De-Clutter - It’s your home in Sunderland, you’ve lived there for years, it feels like part of you, and you love it. But if you’re selling, then it’s time to move out mentally! Try to pack away as much personal clutter as you can. Leave a few, favourite items out so that the house doesn’t feel like a Sunderland hotel, but otherwise present your viewers with a blank canvas, somewhere that they can imagine making their own.
Shop around for a proactive Sunderland estate agent - If you're putting your Sunderland property on the market - then it's important to shop around before choosing your Sunderland estate agent. The Internet affords the luxury of being able to read genuine customer feedback and reviews. For each agent in Sunderland take the time to search the Internet and get a feel for what other clients are saying about them. You're looking for consistently good feedback. This should give you the confidence that they're going to do a good job for you, and get your property sold. If you come across bad feedback, then take the time to look at how old it is. Have been people been saying nicer things more recently? After all, if an agency had bad feedback in the past - and has improved, they could still be the best choice for you.

Food For Thought
When will I have to pay money out?
As a seller, you will have to pay for a Home Information Pack before marketing can begin. Once you have secured a sale, your Sunderland solicitor may ask for some money up front when their work begins. The balance of the money from the sale will come to you on the day of completion. The solicitor will take their fee out at this stage, as will the Sunderland Estate Agent. As a buyer, your solicitor may ask for some money up front when their work begins. On Exchange of Contracts, you will be asked by your solicitor to provide 5% or 10% of the purchase price. On the day of completion, your mortgage money will come in to your solicitor who will pass it on to the seller.
What does "Exchange of Contracts" mean?
This is when the contract becomes binding between buyer and seller. Up until this moment, the buyer is free to withdraw from the purchase, for any reason, without penalty. Exchange takes place over the telephone between the solicitors of the buyer and seller. Clients are not present at this time. A Completion date is set at this time. This is set in stone and cannot be changed.
